RMTC assisted the Client to obtain entitlements for the development of a 37-story and a 39-story condominium hotel tower atop a shared eight-story podium located at 2121 and 2139 Kuhio Avenue within the Waikiki Special District. Services included preparation and processing of an Environmental Assessment in accordance with Hawaii Revised Statutes Chapter 343, a City Council Resolution to increase the maximum building height from 300 to 350 feet, Planned Development-Resort approval, and a Waikiki Special District Permit – Major application. RMTC assisted the Client with coordination with regulatory agencies and elected officials, with preparation for public hearings and public information meetings, with representation before the City Council and Zoning Board of Appeals, with resolution of design issues related to the entitlement process, and with compliance with entitlement conditions. RMTC also provided planning and engineering services for the improvements and relocation of 400 LF of an existing 10-inch sewer line to support one of the towers foundation construction.
